Analyze and plot property deeds as well as design and create subdivisions. Deed information can be entered from metes and bounds descriptions as well as from deeds based on sectional breakdown (for example, the north 200' of section 12, township 37S, Range 18E). Drawing information can also be drawn freehand with the mouse. Legacy measurements such as chains, rods, and varas are supported as are meters and hectares.

With this software you can draw parcels, lots, roads, setback lines, easements, tree symbols, and more. Also draws single line and paragraph text with several text sizes to choose from. Bearings, distances, and curve labels can be automatically placed above and below linework as it is drawn. Curve and line tables are automatically created and can be inserted right inside the drawing. Bearings, distances, curve data, and areas are automatically recalculated and updated whenever a line or curve in the drawing is changed.

Analysis features include the ability to calculate areas, check and adjust lot closure, detect and draw overlaps, and solve for a missing side. Closure error can be adjusted using the Compass Rule Adjustment method, (a popular adjustment method used by land surveyors).

Design features include intersection, offset, trim and extend commands as well as an automatic cul-de-sac routine. Predetermined area routines are provided that can force a lot to an exact area by a variety of methods. A new site calculator tool lets you determine how many lots of a given area will fit on your site, and vice-versa.

Images such as aerial photographs or topo maps can be inserted into the drawing and traced or overlaid with your subdivision design.
